Can help with exterior home repairs such as:
Grading/landscaping to improve drainage, accessibility and/or aesthetics
Painting and/or siding repair
Minor structural repairs
Installation of handicap-accessible ramps and railings
Exterior repairs to doors, windows, porches, etc.
Own & reside in a home in Monongalia County needing repairs (no rental properties)
Have household income below 75% of MCHFH’s median family income (see application)
Are up-to-date on property taxes and mortgage payments (if any)
Have the ability repay a portion of repair costs up front or monthly with our zero interest loan
Partner in all aspects of the repair project.

Single Family Housing Repair Loans & Grants
Elkins Area Office
The Section 504 Home Repair program provides loans to very-low-income homeowners to repair, improve or modernize their homes or grants to elderly very-low-income homeowners to remove health and safety hazards. To qualify, you must:
Be the homeowner and occupy the house
Be unable to obtain affordable credit elsewhere
Have a family income below 50 percent of the area median income
For grants, you must be age 62 or older and not be able to repay a repair loan
Loans may be used to repair, improve or modernize homes or remove health and safety hazards. Grants must be used to remove health and safety hazards. The maximum loan is $20,000; the maximum grant is $7,500. Loans and grants can be combined for up to $27,500 in assistance.
Loans can be repaid over 20 years. The interest rate is fixed at 1%. Full title service is required for loans of $7,500 or more.
Grants have a lifetime limit of $7,500. Grants must be repaid if the property is sold in less than 3 years. If applicants can repay part, but not all of the costs, applicants may be offered a loan and grant combination
Home loans are available year round as long as funding is available, Home loan applications are processed in the order they are received.
The Community Living Services Program (CLSP) assists individuals with disabilities to function more independently in their homes and communities. State funding from this program provides independent living services such as:
Home Modifications including adding a ramp for wheelchair access to the home, bathroom modifications such as roll in showers and grab bars and other modifications to make a home accessible to a person with a disability.
Assistive Devices and Equipment including items such as hearing aids and amplified telephones.
Communication Services including items such as touch screens, speech keyboards and synthesized speech output devices (used with computers) as well as training in equipment use, Braille instruction, and reading services.
Vehicle Modifications including van conversion to accommodate a wheelchair, wheelchair and scooter lifts, hand controls such as a spinner knob on the steering wheel to allow controlled steering with just one hand and other specialized modifications.
Durable Medical Equipment such as a shower chair, walker and related items.
